  • Furniture packages — teak, mahogany, rattan and synthetic-weave outdoor lines from workshops in Bali and East Java
  • Decor and artwork — carvings, ceramics, woven wall pieces, custom lighting
  • Tableware and OS&E — ceramics from local studios, glassware, linens and amenities; note that Bali banned single-use plastics in 2019 and has since banned beverage containers under one liter (2025–2026, covering hotels and restaurants), so minibar and amenity programs must be specified around compliant formats
  • Restaurant fit-outs — front-of-house furniture, bar tops, service stations, tableware programs

How Does Booking Work?

  1. Send your FF&E list. Share your BOQ, drawings or a room-by-room spreadsheet through the form on the contact page, WhatsApp or email.
  2. Feasibility review. Within a few working days you get a phased plan: what Bali and Java workshops produce well, what should come from elsewhere, and a realistic calendar.
  3. Vetted shortlist and sampling. Minimum three workshops per category, each validated through OSS (NIB status, KBLI classification), the DJP tax portal and DJBC export records before you see a quote.
  4. Fixed-price contract. One milestone-based contract, agency fee disclosed, payment events verifiable.
  5. Production, QC, delivery. Staged inspections through production, pre-shipment check, consolidation, FOB Surabaya shipping, installation support and snag-list handover.

Why Do 2026–2027 Licensing Shifts Matter for FF&E Buyers?

Bali’s hospitality compliance net is tightening, and it changes what you should confirm before spending on fit-out. From 1 August 2026, roughly 1,600 unlicensed accommodations face blocking from online travel platforms, and an OSS-OTA licensing API is targeted for 1 June 2027 — meaning booking platforms will verify accommodation licenses against government records automatically. If the villa you are furnishing will be rented out, confirm its licensing path before committing capital to FF&E.

The ownership side moved too. Perda 4/2026 criminalized nominee ownership structures in Bali in early 2026, and between January and June 2026 OSS blocked new low-risk-KBLI PT PMA registrations on the island, while an IDR 10 billion paid-up capital requirement for PT PMA has been proposed. As of 2026, more foreign hospitality investors are working through contract-based agency models — exactly where a milestone-contract sourcing agent fits. All of this is subject to change; verify current rules before committing.

The same discipline applies to suppliers. A workshop that refuses to share its NIB should be assumed to operate outside the formal economy — a real problem when your container needs clean export paperwork.

Your consolidation plan should assume the overland leg — we build it into the schedule and place the pre-shipment inspection before it.
